Regular electrical testing keeps a property safe and the wiring working as it should. We carry out full electrical safety checks on properties of all sizes - whether you're a homeowner who wants to know your electrics are safe, or a landlord who needs to meet legal requirements.

We check everything that needs checking, explain what we've found in plain English, and only recommend work that actually needs doing. We don't push hard sells, and we don't recommend jobs that don't need doing.

Testing as part of solar, battery and EV work

A fair share of our testing work supports the installations we're known for. Before solar panels, a home battery or an EV charger go in, the existing installation has to be up to taking them - the consumer unit, the earthing and the circuits all get checked first, and anything that needs sorting goes into the quote up front. After installation, the new system is tested and commissioned to the applicable BS 7671 requirements and certified, and that certification is what your insurer, your buyer's solicitor or the DNO paperwork will ask to see.

We also test and commission work installed by others where it needs a qualified electrician's sign-off, and we carry out the inspection and testing stages on new-build and renovation projects as part of the electrical installation work.

EICR or something lighter

If you need the formal report - for a landlord's certificate, a house sale or your own peace of mind - that's an EICR electrical safety inspection, £150 plus VAT for any domestic property with same day certificates. For everything else - a consumer unit check before adding a charger, commissioning a new circuit, or looking over a property you're about to renovate - this page is the right starting point. How an inspection works

Testing, a written report, and a plain explanation of what is actually urgent.

Book a slot

Tell us the property type, roughly how many circuits and consumer units there are, and whether you need it for a tenancy or a sale.
Visual inspection

Consumer unit, earthing and bonding, accessible wiring, sockets, switches and any visible damage or unsafe alterations.
Dead and live testing

Circuit by circuit: continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation.
The report

Observations coded C1, C2, C3 or FI, with each one explained in plain English so you can tell what is dangerous from what is merely worth improving.
Certificate

Issued to you in the form you need, including for landlord records.
Remedial work, if you want it

Anything that needs doing is priced separately and you are free to take it elsewhere. There is no hard sell attached to the report.

Common questions

The questions we get asked most

How long does an inspection take?

It depends on the size of the property and how many circuits there are. A small flat with one consumer unit is a good deal quicker than a large house that has been extended twice. We will give you a realistic idea when you book rather than an optimistic one.

What do the C1, C2, C3 and FI codes mean?

C1 means danger is present and needs immediate attention. C2 means potentially dangerous and needs remedial work. C3 means improvement is recommended but the installation is not unsafe. FI means something needs further investigation. C1 and C2 make a report unsatisfactory; C3 on its own does not.

Do landlords legally need an EICR?

Private landlords in England must have the electrical installation in a rented property inspected and tested at least every five years, and give the tenant a copy of the report. Check the current regulations for your situation, since the rules differ between England, Wales, Scotland and Northern Ireland.

Do I have to use you for any remedial work?

No. The report is yours and you are free to take the work elsewhere. We will quote separately for anything that needs doing, and we will tell you what is genuinely urgent and what can wait.

Do you need access to everything?

We need to get to the consumer unit, the incoming supply and the sockets, switches and light fittings on each circuit. The more that is accessible on the day, the fewer items end up coded as needing further investigation.

Will you turn the power off?

Yes, for parts of it. Dead testing means circuits are switched off while they are tested. We will work through it in a sensible order and tell you before anything goes off so you can shut computers down.
